Built by investors.
Designed for due diligence.
Before The Hammer is a UK property risk review platform. Upload a legal pack and get a clear, structured risk report — covering deal-killers, financial traps, mortgage concerns, and missing documents. In minutes, not days.
Why we built this
Auction packs can run to hundreds of pages. They arrive days before the sale. Solicitors charge hundreds of pounds just to look at one — and that's before you've decided whether the deal even stacks up.
The numbers never made sense to us. Proper due diligence shouldn't come with a price tag that rivals the cost of the survey.
We've sat in auction rooms and watched people bid on properties they can't have fully understood. Not because they weren't careful — because the pack was dense, the timeline was tight, and paying a solicitor to triage something before you've committed to a bid was hard to justify. That's the problem this platform exists to solve.
Before The Hammer is built by investors who have been on both sides of a legal pack — the ones where everything was fine, and the ones where it wasn't. We built the tool we wish we'd had.

How it works
Upload your legal pack
PDFs, Word documents, images, ZIP files — everything exactly as you received it. No reformatting, no preparation required.
AI reads every document
Our system analyses the full pack across 12 risk categories — from lease length and ground rent to special conditions, planning gaps, title restrictions, and hidden costs.
You get a plain-English risk report
A risk score from 0 to 100, a structured breakdown of every finding, and a source citation for each risk — showing you exactly which document and clause it came from.
Who it's for
Property investors
Screening auction and private treaty deals before committing time, money, or a solicitor's fees. Includes portfolio tools, financial calculators, and deal pipeline tracking.
Home buyers
Understanding what you're actually purchasing — not after you've exchanged, but before you've committed. Stamp duty, mortgage calculations, and compliance reminders included.
Auction buyers
Auction timelines are short and packs are dense. Before The Hammer is built to work at auction pace — fast analysis, clear output, conservative risk flagging.
How we approach risk
Our system reads documents — it doesn't guess. Every finding in a report is traced back to a specific clause, condition, or entry in the legal pack, so you can see exactly where it came from.
We are built to be conservative. We would rather flag a risk that turns out to be manageable than overlook one that isn't. If something is unclear or absent from the pack, we say so — and we treat that as a risk in itself.
This platform uses AI to assist with analysis. AI is not infallible. Outputs can be incomplete or miss nuances that a human expert would catch. That is why a qualified solicitor remains essential — and why we say so plainly, every time.
⚠️ Not legal advice — please read
Before The Hammer Ltd is not a law firm and is not regulated by the Solicitors Regulation Authority. Nothing on this platform, in any report, or in any communication from us constitutes legal advice. All outputs are for informational purposes only and highlight potential risks — they do not confirm that a property is safe to purchase. You must instruct a qualified solicitor before exchanging on any property or bidding at auction.
Before The Hammer doesn't replace your solicitor.
It helps you decide when to call one — and exactly what to ask when you do.
