1.Who we are

We provide an online platform for UK property investors and landlords. This includes tools that use artificial intelligence to analyse UK property auction legal packs and highlight potential risks and issues before you buy, and separate landlord tools for managing property you already own or let — including a landlord dashboard covering compliance, tenancies and maintenance, and Design AI, a pay-per-room AI room design tool.

We are not solicitors, we do not provide legal advice, and we are not regulated as a legal services provider. We are also not letting or managing agents, and nothing on the landlord side of the platform constitutes property management, compliance, or tax advice.

2.What this service is (and is not)

This section describes our legal pack risk review tool specifically.

What it IS

  • A pre-auction legal triage tool
  • A way to quickly spot potential risks, red flags, and missing information
  • A tool to help you ask better questions of a qualified solicitor

What it is NOT

  • Legal advice
  • A solicitor review
  • A guarantee that all issues have been identified
  • A replacement for a qualified solicitor

⚠️ You must still instruct a solicitor before purchasing any property.

Our landlord tools (the landlord dashboard, compliance reminders, and Design AI) are separate from the legal pack risk review tool above. They are informational and organisational aids only — they do not guarantee legal or regulatory compliance, and do not replace a qualified letting agent, surveyor, or professional adviser where one is required.

3.No legal advice

Nothing on this website, in our reports, or in any output should be considered legal advice.

We do not:

  • Interpret the law for you
  • Tell you whether to buy or not buy a property
  • Confirm whether something is legally safe or compliant

If you need legal advice, you must consult a qualified solicitor.

4.Accuracy and limitations

Our service uses artificial intelligence to analyse documents provided by users.

This means:

  • Results may be incomplete or inaccurate
  • Some risks may be missed
  • Some risks may be flagged conservatively
  • We rely entirely on the documents you upload

You accept that:

  • Auction legal packs can be incomplete
  • AI analysis is not perfect
  • Property transactions involve risk
  • You use this service at your own risk

5.User responsibility

You are responsible for:

  • Uploading the correct and complete documents
  • Reading the full report
  • Taking professional legal advice before acting
  • Any decisions you make based on the report
  • Keeping your own property, tenancy, and compliance records up to date, and verifying anything shown on the landlord dashboard against the original source (e.g. certificates, tenancy agreements) before relying on it
  • Any decisions you make based on Design AI's suggested layouts, items, or cost estimates

We are not responsible for:

  • Financial losses
  • Failed purchases
  • Missed opportunities
  • Legal disputes
  • Auction outcomes
  • Tenancy, compliance, or maintenance decisions made using the landlord dashboard
  • Costs, sourcing, or quality of items or trades suggested by Design AI — its cost estimates are general guidance only, not a quote

6.Payments, subscriptions & refunds

Pay-per-pack

  • Fees are charged per upload
  • Each upload requires a new payment
  • No refunds once analysis has started

Subscriptions

  • Subscription limits apply (e.g. monthly upload caps)
  • Cancelling a subscription removes upload access
  • Past reports remain accessible
  • No partial refunds for unused time

Landlord plans

  • Landlord Starter, Professional, and Portfolio are subscription plans covering different portfolio sizes and feature sets
  • An optional PM AI add-on is available on Starter and Professional plans for an additional monthly fee, and is included as standard on Portfolio
  • Cancelling a landlord subscription removes access to the landlord dashboard and its tools; no partial refunds for unused time

Design AI

  • Design AI is charged per room, not as part of a subscription
  • Each room includes one initial design and up to two free edits (three attempts in total) generated against that same room
  • Designing a different room requires a new payment
  • No refunds once a design generation has started

All prices include VAT unless stated otherwise.

7.Intellectual property

All reports, software, designs, and content on this website belong to us.

You may:

  • Use reports for your own personal or business use

You may not:

  • Resell reports
  • Reproduce or distribute them publicly
  • Claim them as professional legal opinions

8.Data and privacy

We handle personal data in accordance with our Privacy Policy.

By using the service, you consent to:

  • Storage of uploaded documents
  • Processing of documents using third-party AI providers
  • Secure storage of reports for later access

You can request deletion of your data at any time.

9.Service availability

We aim to keep the service available but do not guarantee:

  • Uptime
  • Processing speed
  • Uninterrupted access

We may suspend the service for:

  • Maintenance
  • Upgrades
  • Security issues

10.Limitation of liability

To the maximum extent permitted by law:

  • We are not liable for indirect or consequential losses
  • Our total liability is limited to the amount you paid for the service
  • Nothing in these terms excludes liability where it cannot legally be excluded

11.Changes to the service or terms

We may:

  • Update features
  • Change pricing
  • Amend these terms

Continued use of the service means you accept the updated terms.

12.Governing law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be handled by the courts of England and Wales.
