What is a legal pack?

A legal pack is a collection of documents the seller's solicitor prepares before an auction. It contains everything you need to assess the legal position of the property.

When the hammer falls at auction, you are legally committed. There is no cooling-off period. The legal pack is your only chance to understand what you are buying before that happens.

What is inside?

The title register and title plan — the official HM Land Registry record showing ownership, freehold or leasehold status, and any restrictions.

Special conditions of sale — the specific terms for this sale, including completion date and what is included or excluded.

Searches — local authority, drainage, water, and environmental searches covering planning history, flood risk, and sewer connections.

Lease documents — for leasehold properties: lease length, ground rent, service charge, and restrictions on use.

Planning documents — permissions, enforcement notices, or certificates of lawful development.

Property information forms — seller-completed forms covering boundary responsibilities, disputes, and works carried out.

Why do people skip it?

Because it is hard to read. A typical house pack runs to 80 pages. A leasehold flat can be 300 pages or more — all in dense legal language with no plain-English summary.
